Tax and accounts for landlords
Landlords and Property

Whether you let out a single flat or have a growing portfolio, property tax has become more complicated in recent years. We’ll keep you compliant and help you keep more of your rental income.

What’s changed for landlords?
– Mortgage interest is no longer deducted from your rental profit – instead you get a basic-rate tax credit, which can push higher-rate landlords into paying more tax
– Making Tax Digital for Income Tax includes rental income, so many landlords will need to send quarterly updates to HMRC
– The special tax rules for furnished holiday lets ended in April 2025
– If you sell a residential property and make a gain, you must report it and pay any Capital Gains Tax within 60 days

How we help
– Preparing your rental accounts and Self Assessment tax return
– Making sure you claim every allowable expense
– Getting you ready for Making Tax Digital, including quarterly updates
– Advice on jointly owned property and how income is split
– Capital Gains Tax reporting when you sell
– Helping you weigh up whether owning property personally or through a limited company makes sense for you

Thinking about buying, selling or restructuring? Get in touch before you commit – it’s much easier to plan ahead than to fix things afterwards.
